You already have the client. What you need is somebody who turns up on the day he said he would and doesn't hold up the trade behind him.

I sub for general contractors and remodelers on interior work. Priced per job or per room, whichever suits how you bid it.

I'm one person, so you always know who's walking into your client's house. There's no crew rotating through and nobody you've never met showing up in your name.

Your schedule only works if every trade holds its slot. I'd rather turn work down than take a date I can't keep.

Paperwork handled

Insurance certificate to your office, and I can name you or your company as additional insured on request. Invoices your bookkeeper can code.

Backup and overflow

Already have a painter but he is booked? Filling the gaps in somebody else's schedule is normal work here.

Clean handoff

Drops up, trash gone, the room ready for whoever is in next. Your client sees a finished space, not my mess.

How it works

Priced how you bid it.

Some contractors want a number per room so it drops straight into their own estimate. Others want one figure for the whole job. Either works, and you get it in writing before anything starts.

Send a floor plan or a scope and I'll come back with a range the same day. The firm number comes once I've walked it.

Questions about this work.

Are you insured, and can you name us?

Yes. General liability, one million per occurrence and two million aggregate, plus umbrella and workers compensation. Certificate to your office naming you as additional insured, per form CG2010 or equivalent. W-9 and COI on file within 24 hours of a request. I'm already an approved vendor with a regional property management company across three properties, so I'm vetted at that level.

What is your lead time?

Usually the next working day. No crew to schedule around, and evenings and weekends are available when a date has to hold. Tell me the date you need it done by and I'll tell you whether I can hold it. If I can't, you get a no, not a maybe.

Do you do exterior or commercial work?

No. Interior only at this time. It's what I'm set up, equipped and insured for.
