Occupied homes

Interior painting for your home.

An occupied house is a different job than an empty unit. You still live there while I work, so the job has to fit around that instead of the other way round.

I work room by room rather than tearing the whole house apart at once. That way you're never locked out of your own kitchen and there's always somewhere normal to sit at the end of the day.

Furniture gets moved to the middle and covered, floors get protected, and everything goes back where it started before I leave.

How it goes

Your house, handed back the way you left it.

One room at a time

The house stays livable. Rooms come back online as they finish rather than all at the end.

Covered and put back

Furniture moved to the middle and covered, floors protected, hardware off and back on. Nothing left for you to reassemble.

Low odor paint

Modern acrylic latex, not the paint your parents remember. You can sleep in the house the same night in most cases.

Swept and vacuumed

Drops up, tape off, floors swept and vacuumed. You should not be able to tell I was there except that it looks better.

Color and finish

Picking a color is the easy part.

Any color you like. One color throughout is the standard price, and accent walls are a small add-on because each one means another set of cut lines and another cleanup.

If you're not sure on sheen, that's normal. Flat hides wall flaws but marks. Semi-gloss wipes clean but shows every bump. Eggshell sits in the middle and suits most walls. I'll tell you which way I'd go in your rooms.

FAQ

Questions about this work.

Do I need to be home while you work?

No. I've worked in occupied houses for years and I'm fine either way.

How long will a room take?

A standard bedroom is usually a day including prep. Bigger rooms, heavy patching, or a color change from something dark run longer. You get that estimate at the walk-through.

What about kids and pets?

Tell me at the walk-through and I'll plan around it. Doors get closed, wet areas get marked, and nothing gets left where a toddler or a dog can reach it.
