The real cost of a slow turn

An empty unit doesn't stop charging you.

Paint is usually the thing holding up a listing. The faster the walls are done, the faster the unit is earning again. Put your rent in and see what the waiting costs.

What a job covers

Done in one trip.

Wall color, flat white ceilings, semi-gloss white trim and doors. Patched, cleaned, swept. Paint is the job. Everything else here is what makes it hold. Same prep and the same standards in an occupied home.

Surface prep

Paint holds where the surface is ready and fails where it isn't. Holes and dents filled, sanded and spot-primed. Gaps caulked and sealed. Glossy areas scuffed so the new coat can grip. Normal move-out damage is in the base price, not an add-on.

Problem surfaces

Smoke, water and pet stains bleed through ordinary paint and keep coming back. Those get sealed with a stain-blocking primer first. Wallpaper comes off rather than getting painted over. Drywall damage past a normal turn is repaired or referred, and priced once I've seen it.

Stain and clear coat

Not every surface wants paint. Trim, doors and stair railings can be stained and clear-coated instead. Accent walls and a second color where a room calls for one. Both are quoted on their own.

Back together, then gone

Hardware, switch plates and covers come off and go back on. Blinds and rods rehung. That part is in the price. New covers, new hardware, or a punch list longer than a couple of small things is parts and time, quoted before I start it. Every can, tray and bag of debris leaves with me.

Pricing

Flat pricing. No hourly meter, no surprises.

One number for the whole job, agreed before I start. Nothing gets added to it unless you ask for it.

Full unit turn

Pick the scope that fits the unit. You get one flat number at the walk-through, and that's the number on the invoice. Contractor work is priced per job or per room, whichever suits how you bid it.

Walls

The common turn. Patching and prep included, hardware off and back on.

Walls + ceilings

Adds flat white on the ceilings, the finish that hides roller laps and drywall flaws.

The full reset

Adds baseboards, casing, jambs and doors, priced by the actual door count rather than a flat guess. More on trim and doors.

Rates are flat by unit size and not posted here on purpose, because what a unit really needs only shows up in person. The walk-through is free and the written number usually comes back the same day. Ask and I'll send the rate sheet. Single rooms and partial jobs in an occupied home price the same way, flat and agreed at the walk-through.

Already prep your own units?

If the unit is paint-ready and you supply the paint, I skip the prep and materials and pass the savings straight through. Same clean finish, lower price. Assumes holes filled, sanded and clean, with usable paint on site.

How a job runs

Five steps, in this order, every time.

Walk the unit

I look at the actual space, count rooms, windows and doors, and find what's hiding under the last coat. Stains, gloss, bad patches, moisture.

Firm number, same day

One flat price for the whole job, with the scope written down and a start date attached. Add-ons are stated out loud before anything starts.

Prep and protect

The step that decides how it looks in two years. Drops down, hardware off and labeled, patch, sand, de-gloss, caulk, and spot-prime anything that would bleed through. In an occupied home the furniture gets covered and moved back where it started.

Paint top to bottom

Ceilings, then casings, then walls cut in and rolled wet-edge, then baseboards last, so nothing drips onto finished work.

Walk it again, then clear out

Every room checked under a work light for missed spots before I call it done. Hardware back on, unit swept, trash gone, invoice same day.

The same person, throughout

I'm the one who quotes it and the one who does it. Nobody sends a crew you have never met, and there is no office between you and the person holding the brush.

Insured past the usual

General liability at one million per occurrence and two million aggregate, plus umbrella and workers compensation. Certificate to your office naming you as additional insured. Already an approved vendor with a regional property management company across three properties.

A start date and an end date

You get both, and I hit them. Your risk on a paint job isn't the paint. It's a guy who starts and doesn't finish.
